By accessing or using our Site, submitting property information, or interacting with our services, you ("User", "you", or "your") agree to be bound by these Terms of Service ("Terms"). If you do not agree to these Terms, please do not use our Site or submit your information.

1. Eligibility & Scope of Services

• Age Requirement: You must be at least 18 years of age and capable of forming a legally binding contract to use this Site.
• Service Description: LandBuyer.com provides a platform where property owners can submit information regarding vacant land they wish to sell. We review this data to determine if the property meets our investment criteria or the criteria of our network partners.
• No Brokerage Relationship: LandBuyer.com is a direct land investment company and/or lead routing platform. We are not acting as your real estate agent, broker, or legal representative. No fiduciary relationship is created by your use of this Site.

2. User Submissions & Property Information

• Accuracy of Information: By submitting a property address, parcel number (APN), acreage, or personal contact details through our 2-step form, you represent and warrant that all information provided is accurate, current, and complete.
• Authority to Sell: You represent and warrant that you are the legal owner of the property submitted, or that you have explicit, documented legal authority from the owner to act on their behalf and initiate a request for an offer.
• Use of Property Data: By submitting property details, you authorize LandBuyer.com to review, verify, store, and share those property details with our service providers and potential land buyers for evaluating your property, in accordance with our Privacy Policy.

3. Offers, Evaluations, and Routing

• No Guarantee of Offer: Submitting your property information does not guarantee that you will receive a cash offer or any offer at all. All evaluations are done at our sole discretion.
• Lead Routing: You acknowledge and agree that based on the geographic location of your property, LandBuyer.com may route your property details to an internal customer relationship management (CRM) system or share or sell those property details to a potential land buyer within our network who specializes in that region. This does not authorize sharing or selling your mobile number or SMS opt-in data and consent to third parties or affiliates for marketing or promotional purposes. Consent to communications from LandBuyer.com does not extend to independent buyers.
• Independent Evaluation: Any valuation or offer range simulated or provided on this Site is a preliminary estimate and does not constitute a formal appraisal.

4. Communications and Text Messaging

• Optional Express Consent: Providing a phone number, submitting a property, or accepting these Terms alone does not authorize automated marketing calls or texts. By affirmatively selecting the optional calls-and-texts consent checkbox in our form and submitting it, you agree to receive calls and text messages from LandBuyer.com at the number provided about your property and offers, including marketing communications using automated technology or an artificial or AI-generated voice. Consent is not a condition of receiving an offer or purchasing any goods or services. Leaving the checkbox unchecked does not prevent you from submitting your property.
• Communication Types: Communications may include property inquiries, offer updates, appointment scheduling, and follow-up messages. Message frequency varies. Message and data rates may apply. Consent applies to LandBuyer.com, not independent buyers or affiliates marketing their own services. We may use service providers to deliver our communications on our behalf. All communications remain subject to applicable consent, Do Not Call, and other legal requirements.
• Opt-Out: You can opt out of receiving text messages at any time by replying "STOP" or "UNSUBSCRIBE", or by contacting us at info@landbuyer.com or 904-799-6970. You may also revoke consent to calls through those contact methods or another reasonable means. After an SMS opt-out, you may receive one non-marketing confirmation text; no further texts will be sent unless you opt in again. Opting out does not affect your ability to request an offer.
